Independent survey
Pre-Purchase Damp & Timber Surveys
If damp, moisture or timber problems have been flagged — or you simply have concerns — an independent specialist investigation can give you more information before you commit to a purchase.
When buyers typically get in touch
- A building survey or mortgage valuation has flagged damp or timber issues
- You've noticed damp patches, mould or musty smells at a viewing
- There are signs of woodworm or decayed timber
- The property is older, empty or has been recently redecorated
- You want independent findings before discussing price or next steps
What the survey can help with
We inspect accessible areas where damp, moisture or timber problems are suspected and provide written findings explaining what we observed, likely causes and possible next steps. Because we don't carry out remedial work, there is no treatment quote attached.
Findings can help you better understand identified concerns before you complete.
What it isn't
A specialist damp and timber survey is not a substitute for a full building survey, an RICS survey or a structural survey. It focuses on the specific concerns it is instructed to investigate. Inspections are non-invasive unless otherwise agreed, and access depends on the seller's permission.
Your written report
After the inspection you'll receive a professional written report explaining:
- Observed findings
- Likely causes
- Relevant contributing factors
- Recommended next steps
Inspections cover accessible areas and are non-invasive unless otherwise agreed. Concealed defects may not be identifiable without further investigation.
